THE WOODLAND PARK SADDLE CLUB
Planned Development

The Woodland Park Saddle Club is a 501(c)(3) non-profit situated in the heart of the Pikes Peak region, the Saddle Club has been a community gathering place for residents of the region since 1947. The club sold their property in downtown Woodland Park to the Woodland Park Downtown Development Authority. Membership voted to re-establish itself on undeveloped acreage in Divide, Colorado.

Kyle worked through the Teller County Planning Commission and Board of Commissioners and with myriad professional services providers to create a Planned Development in Divide for the Saddle Club. Theirs was an incredibly complex land use project that required rezone, multiple map amendments, community boundary changes, extensive community outreach and subdivision all to create a single, multi-use, 40-acre parcel.

MANITOU SPRINGS METROPOLITAN DISTRICT

Major Project - Parking Garage

The Manitou Springs Metropolitan Parking District is planning its first downtown parking structure on the site of the current Wichita parking lot on the north side of Manitou Avenue just west of the Stagecoach Inn. Kyle Fenner and Terra Consultants have been engaged to lead this project through the community outreach and entitlement process.

A new three level garage containing approximately 220 stalls is envisioned.  The anticipated footprint is approximately 162’ x 195’. Stair towers are planned in the NE and SW corners. No elevator is currently envisioned but may be added.  A new public restroom will be incorporated into the garage. The preliminary construction budget is anticipated to be in the range of $5 million.

TESTIMONIALS & ENDORSEMENTS

In my experience working with her over a three year period, Kyle demonstrated herself to be an qualified, capable, and ethical real estate and land use professional.

Tim Craft, Principal Craft Company

Absolutely one of the most dedicated and energetic people I have ever worked with. Whatever the task or the endeavor she always gives it 200%.

Jack Hilbert, former Douglas County Commissioner and currently CDHS Hotline System Manager

Kyle was the Executive Director of a substantial nonprofit membership organization client of mine (Woodland Park Saddle Club) during times of major transition which involved great internal conflict and controversy. She was able to navigate the troubled waters with energy, enthusiasm, dedication, intelligence and perseverance, creating order, systems, procedures, clarity and dignity, moving the organization at the direction of the volunteer board and withstanding the sometimes vicious attacks of dissidents. She eagerly asked for advice, direction, correction and education while exercising abundant initiative, clearly loving her work. I commend her courage and personal commitment to excellence and success.
